- If you are directed to use a title insurance company that is partnered with the real estate agent, mortgage company or developer, you should be aware that you will be the only person in the transaction who isn't represented. Everyone at the closing table is representing themselves or the seller, and no one has your interests in mind. You will be alone and unprotected, spending the largest sum of money in your life.
